Tenant and Buyer Representation
As a full service commercial real estate brokerage firm, we will provide information, analyses, negotiations, monitoring and total follow through for your retail, expansion, renewal or relocation, and will make recommendations based on:
ANALYSIS AND DETERMINATION OF REQUIREMENTS
In conjunction with management we will analyze your requirements for new stores based on your present needs and projected growth utilizing demographics, traffic counts and other data including questionnaires and personal interviews.
We will examine requirements and preferences with respect to geographical location, signage and exterior design, parking, shared facilities and many other factors.
INVESTIGATION OF MARKETPLACE
We will complete a survey of all available and proposed locations in the geographical areas of interest.
A detailed report will be provided outlining pertinent information on each site, building and shopping center. This will include:
- LOCATION
- SPACE AVAILABLE
- TOTAL BUILDING OR SHOPPING CENTER SIZE
- POSSESSION DATE
- RENTAL RATES AND ESCALATIONS
- LEASE TERM
- OPERATING EXPENSE INCLUDING CAM
- PARKING AND TRAFFIC COUNT DATA
- DEMOGRAPHICS
- ANY REMARKS RELATING TO EACH LOCATION
REVIEW AND SELECTION OF PRIMARY LOCATION
After review of the location survey, an on site inspection should be made of those properties that will best satisfy your objectives. The choices will then be narrowed down.
ANALYSIS OF PRIMARY SITES
Location of interest will be compared and analyzed. The following items will be reviewed to provide accurate comparisons between each selection:
- LAYOUT
- STRUCTURAL FLOOR-LOADING LIMITS
- INTERIOR IMPROVEMENTS
- SIGNAGE CRITERIA AND AVAILABILITY
- LOCATION DEMOGRAPHIC FEATURES
- HOURS OF OPERATION
- PROPERTY MANAGEMENT
- OTHER FEATURES AND AMENITIES
- SECURITY
- EFFICIENCY OF INGRESS AND EGRESS
- HVAC AND UTILITY CAPACITY
- POTENTIAL FOR FUTURE EXPANSION
- LIGHTING AND ELECTRICAL SPECIFICATIONS
- FUTURE DEVELOPMENT OF AREA
REVIEW OF DATA AND ELIMINATION OF LOCATIONS AS APPROPRIATE
It is recommended that we narrow the choices to those of sincere interest.
LETTER OF INTENT (LOI)
A letter of intent will be drafted to set forth terms to be incorporated into a lease document. Once the LOI is approved by the client it will be sent to the Landlord to review and comment on. This document expedites the lease negotiation process.
PRELIMINARY NEGOTIATIONS
After reviewing initial responses to our LOI from landlords, we will start the negotiation process. Our goal in this phase is to get more meaningful responses to all business terms contained in the LOI.
FINAL NEGOTIATIONS
Once a decision has been made, we will proceed to finalize the deal by clarifying any questionable areas of negotiation, assuring all parties that the best terms have been reached for the selected locations.
PREPARATION, REVIEW AND EXECUTION OF NECESSARY DOCUMENTS
We will work closely with you and your attorneys to have the appropriate lease agreement prepared for review and execution. We will review the lease agreement to ensure that all documents fully reflect the terms and conditions previously negotiated.
